Welcome to Hanley Condominiums at Pepper Mill Ridge.  In a community that caters to  university students, medical students, and a large professional population,  rental properties are plentiful.  We’re confident, however, that the quality, value, and location of our units combine to make them the best rental opportunity in Kirksville. These recently built condos feature three bedrooms (each with attached full bath), attached garage, central air and heat, dishwasher, garbage disposal, microwave, and a spacious living room and kitchen.  Our property borders the ATSU campus and is barely a half-mile from Truman.  Add to this a large recreation deck the looks out on a very private tree-lined backyard setting and you have a list that should be attractive to anyone needing a clean, comfortable and well-appointed place to live.  Did I mention a walk-in laundry room with new or nearly new washer and dryer?

 

Still, anyone who has rented an apartment or condominium knows that excellent facilities do not guarantee a good experience.

Who you lease from is as important as the place itself.  No matter how new a unit is, repair or maintenance issues can occur.  If an appliance breaks down, for example, we either repair it immediately or provide a new replacement (no stockpile of old appliances that are likely to cause more trouble).  Tenants simply must have an accessible landlord with the means and commitment to respond to problems quickly and efficiently.  We pride ourselves on being second to none in this category.  I am always no more than a  phone call or email away—no hiding behind message machines or promises to take care of a concern that ends up being addressed weeks down the road—or never.

 

Because we maintain consistent high standards, Hanley Condominiums is not for everyone.  People needing a place for pets or large parties or a well-worn unit where “anything goes,” should look elsewhere..  Likewise, all of our units are absolutely non-smoking.  In sum, these are condominiums that come with rules, but we believe that’s the only way to assure an excellent stay for everyone.
